Penns Landing Square Condos at 130 Spruce St.- My Two Cents
Penns Landing Square condos are very interesting and unique to Philadelphia. The complex covers exactly one city block - From Spruce to Delancey, Front to 2nd Streets. If you look at the image of the condos from google earth, you can see that they are set up almost like a fortress with high walls on the outside and the interior units are arrayed in a really groovy layout. A total of 110 condos and every unit has parking. Some of the larger townhouse styled condos have up to 4 car parking...all parking is located under the complex. Each condominium has it's own HVAC system. On-site management (very friendly) is a nice feature. A smattering of one bedroom "flats".... and a few one bedroom loft like units which have some neat interior designs/layouts. The two bedroom condos are the most prevalent style in the building and they are either labeled "A" or "B" condos. The "A" units are first floor and 2nd floor units that include a garden area. the "B" units sit atop the "A" units (a flight of stairs as you enter) and have a really cool roof deck off the guest bedroom. The ceilings in the units are cement. There is a common swimming pool which is nice...but no other common amenity that I am aware of. The location of course speaks for itself, security to great since most of the units are interior units and that also speaks volumes as to the lack of street noise for these interior units. Oh, and the units that look out over Delancey St. have very serene views. We have sold no less than a half dozen units in the building and I believe that interior condition is one of the main driving points for the values/costs of the condos at Penns Landing Square. Some units are a hint dated, but when rehabbed and new- they certainly are stunning and can command a strong resale price. If you might be looking for a condo in town and a doorman isn't a priority, yet location is high on your list... then I would suggest you need to take a look at 130 Spruce St. and let's see if there are any units available at Penn's Landing Square condos. I believe that 130 Spruce has a very high owner occupancy ratio (lots of owner occupants) and I am unaware of any rental restrictions. Condo fees seem to be moderate and include maintenance of the lovely gardens and of course parking amongst other things (insurance, management, trash removal, snow removal, etc).
