Arguably, the most recognizable condominium building name in Center City Philadelphia. Everyone has heard of the Dorchester. This wonderful building offers studios, one, two, and three bedroom units. Rental and guest parking is available for a fee in the basement levels of 224 W. Rittenhouse Sq. and there is a BEAUTIFUL rooftop pool (membership required). I've never heard of any condo in the entire building as being "dark"...Wonderfully oversized windows provide great views and light from almost every unit. Similar to the Wanamaker House Condos, the Dorchester is a twenty-four-hour doorman building. Dorchester condos are a consistently fabulous buy for those looking for a residence on "The Square."

Easily one of my tops for investment potential over the long haul. A plethora of condo sizes and layouts to choose from- some with views of Rittenhouse Square and many with balconies. Stunning rooftop swimming pool and rental parking in the basement at 224 W. Rittenhouse and located right on Rittenhouse Square. The Dorchester has the highest name recognition I have found in any condo building in Philadelphia- everyone knows the Dorchester. And every spring, my phone rings off the hook with renters trying to find an available unit in the building. I wouldn’t say the Dorchester condo units are overly glamorous, but the condos do almost have a mid-century modern feel that is so hot right now. Rehabbed units in the building are stunning. Here, YOU own your exterior windows- and if you want them replaced, they are done by individual owners (For instance, the Hopkinson House and Philadelphian recently replaced all exterior windows in the building by doing an assessment. Not the case at 224 W. Rittenhouse, aka The Dorchester Condos. Lastly, I do think the staff and management at the Dorchester is top-notch- the building is well maintained.

  • 1) Has garage rental parking- elevator takes you directly to garage
  • 2) One of the best skyline rooftop pools in town- Always a nice breeze up there
  • 3) Views expansive on higher floors- many with view of Rittenhouse Sq.
  • 4) Front desk attendant AND someone to help with packages
  • 5) Originally built with 540 units, and occupied as a condo building in 1980

 

Heads Up

  • Most buyers don't know that YOU own your windows- not the condominium association
  • I believe value is more heavily based upon the interior condition.
  • Condominiums at 224 w. Rittenhouse have fabulous rental potential. Likely the best in the city.
