Condo Fees Include:

Heat, Water & Sewer, On-site management fee, Building Maintenance, Master Insurance Policy, common area electric, trash removal, snow removal, 24 Hour Doorman, window cleaning every 2 years, fitness center.

Every new buyer pays a capital contribution fee and move-in fee. There are 2 commercial units in the building. Commercial owners also pay condo fees. There is currently a waiting list for owners that would like to rent out their condos. There are 45 storage areas available for rent (11 are oversized and there is a waiting list for those). 4'x4'x4' units are $30/month.
There is new sub-basement HVAC mechanicals, a new main roof (2015), and a new rooftop cooling tower (2014).

The Ellington Condominiums at 1500 Chestnut St. - My Experience and Two Cents

Now here is one well managed building in an area that is exploding in terms of development and change. Perfectly situated near Jefferson Medical, Hahnemann and U of Penn. The size of the units (no studios) are perfect for the market. Limited views in many of the condos, but the fit and finish are strong for the price segment in which the building targets. All penthouse units on the 20th floor are bi-level. I have often said that the Ellington condos at 1500 Chestnut St. have the shortest "DOM" (days on market) numbers in the city...and I believe that to be true. The units, especially in the spring market, fly off the shelves when listed. The condo building has a smallish gym and meeting/board room for owners and the Ellington is pet friendly. Common areas are kept in top notch condition and very well maintained. Front desk staff is always friendly which isn't always the case here in many Center City condo buildings like the Ellington. The developer was smart (in my opinion) when he built the condos because he didn't use carpet in any of the bedrooms and used a nice grade for this kitchens and baths- they have held up well over the past decade and most units in the building show pretty well- which again is rare for condo in Center City.
