Originally planned as a 5 high rise condo complex, just 3 units were completed before the owner forked over the properties back to the lender. The first two buildings (Regatta and Peninsula) were done and sold out around 2006. The 3rd tower- The Reef, is the building in which we live. We really love it there- the values, the parking, the staff, the grounds, and the amenities can't be beat. The large two bedroom corner units at the Reef have HUGE terraces. All 3 buildings are completed and all have sold out. Only resales are available now. All buildings are pet friendly and there are even two dog parks on the premises. I think most buyers (we have sold 30 +/- condos at Waterfront Square) are very happy with their purchase. My future clients should feel free to EMAIL ME if they want to talk to any of my Waterfront Square condo buyers for a chat.

Here is what happened at the Reef condo building to the best of my knowledge:
The developer had about 1/3 of the building sold out. To encourage further sales, he had an auction. At that time, prices/values in the building dropped around 20%- which is fairly typical for condos in town when an auction is introduced (prices at auction were about 20% less than prior sales in the blgd)... After the auction, the condos in the Reef became one of the fastest selling condos in town- and the building is now 100% sold out. Oh, and ULICO (the lien holder) maintained the grounds at the Reef building exceedingly well during that time. They knew how to spend the dough to keep the place running and looking great! 🙂

Parking is included with every sale I have done to date and I don't see that changing anytime soon. Free guest parking available for one hour ($10 per each 24-hour period thereafter). IF you want one of the really groovy storage spaces on the 4th floor (They are like 8' by 8' and temperature controlled...not basement storage spaces!) then you would have to buy one NOT from the seller, but from the original developer. Long story...but I can help there. Last I checked they were selling for $15,000 - But they are the largest storage areas I have seen in a Center City Philadelphia condo building! Oh and the pool and gym are WITHOUT A DOUBT the best in town. Honest...I am not just blowin' smoke on that claim...see for yourself and try to tell me that a better gym or pool exists in any condo building in town...good luck with that. 🙂

WE LIVE IN THE REEF BUILDING because I know every condo building in town...and I think the values really cannot be beat ...and the views are fantastic!
