Greenshire On The Park at 2701 Pennsylvania Ave, 2751 Pennsylvania Ave, 2801 Pennsylvania Ave, and and 700 N. Pennock St

Greenshire on the Park is a series of low-rise buildings which were built in 1988.

Modest condo fees in a well-established cluster of buildings in a park-like setting. Most homes at Greenshire on the Park have parking- either a garage or an assigned outside space.

Located across from the Schuylkill River Trail and a stone’s throw away from the Philadelphia Museum of Art, the address affords easy access to Penn, HUP, CHOP, Drexel, Center City, and University City.

Walk to world-class museums on the Ben Franklin Parkway, the Schuylkill River Trail, Boathouse Row, cafes, and restaurants. Close by are the new Whole Foods Market, Trader Joe's, 30th Street train station, and PHL airport.

Each home has its own hot water tank and HVAC system, and in-unit washer/dryer.  The association fee covers management, master insurance policy, common area insurance, landscaping, snow removal, trash removal, and water. In the process (2023) of a full interior cosmetic makeover, including new carpet and paint in the hallways.

The complex consists of 91 units total with 45 one-bedroom homes and 46 bi-level, two-bedroom homes. A unique, almost tranquil, suburban configuration in the city. Bravo!

To be fair, I consider Greenshire on the Park to be one of the most undervalued condo associations in the city.
