The most interesting thing about 23 S. 23rd is the fact that the developer did a smashing job on the courtyard/interior facing condos. A quiet reserve of condominiums that come to life every spring with some nice landscaping, and many of the condos have nice balconies that overlook the space. Most of the units are flats- though most of the penthouse condos are bi-level. Indoor Parking exists for most condos, and there is a 24-hour doorman. A total of eighty-three condos ranging in size from 783 sq ft to the large penthouses- the largest condo being 4477 sq ft. I've sold many condos in the building, and my buyers seem to love living at 23 S. 23rd. St. The ceiling height, natural light, and upgraded kitchen (Viking), along with the parking space within the 19103 zip code, sets this building apart.

The serenity: The interior courtyard is the largest and best kept I've seen in my thirty-four years of selling Real Estate in Center City. Lush and peaceful.
The scale: You're going to feel this in almost every unit. Comparatively, there is just a sense of elbow room in every unit. High ceilings and natural light help give the homes that spacious feel.
The association: Involved and well-managed. Maintenance is better than most. When I visit, I find the property to be clean, the front desk staff friendly, and the front door consistently locked. Elevators are clean, and hallways well-lit.
The extras: Some owners have parking, but not all. Some common areas overlook the interior garden for everyone's enjoyment. Each unit has its own HVAC and hot water tank.
