Le Grenier is located on the southeast corner of 11th and Spruce Streets. This project arose from the ashes of a former kinda' icky apartment building that caught on fire and burned back around 2002.
We have sold five units in this 19 unit building, and I think this modern-looking little mid-rise condo building is kinda' hip and modern. 1034 Spruce Street condos max out at just over 1100 sq ft. They are popular with the Jefferson Medical set due to proximity. Floor to ceiling windows provides superior light and views. The higher floors have a killer view of the skyline. 1034 Spruce offers no amenities beyond an elevator and some bicycle storage in the basement.
What condo owners Marilyn and Mike say:
"1. The neighborhood is fabulous, and we feel really at home here.
2. The building is well-designed and constructed. As you know, having light was so important to me, and these windows are wonderful! The layout is perfect, with bedrooms separated by the living areas.
3. Excellent insulation - we do not hear anyone walking around above or below. No noise from neighbors. Even street noise is minimal.
4. Excellent maintenance. The management is always cleaning, painting, etc. Communication is excellent.
5. The HVAC system works great! The temperature in our condo does not fluctuate much, and we love having our HVAC unit!
6. Overall excellent quality of building materials, for example, the interior doors and hardware.
7. Not having parking is just fine. The parking garage half block away is convenient and only $240 a month. Some of the parking fees at the older high rises are at least that much. And, even deeded parking spaces involve a monthly fee. We'd rather have a lower HOA!
8. I don't know how, but 996 square feet of space feels much larger because of the excellent design. Our king-size bed fits fine with extra room for a desk and other furniture. Again, good architecture."
