Sitting on the northwest corner of 13th and Spruce Streets is the Lenox Condos. Approximately 87 condos and a handful of parking spaces occupy the parcel. They are known for having pre-war detailing throughout (plaster walls, ornate non-working fireplaces, and original herringbone oak flooring). No units at the Lenox have central air or in-unit washer/dryers. The spaces are exceptional, and many units have rambling spaces- at some really good prices. Kitchens and baths are generally all newer and have been rehabbed as the developer converted the existing apartments to condos back in 2004. Most buyers will appreciate the fact that almost every room has a bay window, which provides some great vistas up and down either Spruce or 13th streets. Good ceiling height in each condo and great light, as well as some original detail, can be found inside each unit. Strategically speaking, I have made mention of the fact that I think The Lenox would make a fantastic LONG TERM hold. I think values here are some of the best in town. 13th St. has come a long way in terms of demand and growth, and I think the Lenox Condos are going to benefit greatly in the future in terms of growing values. The condo association has been doing some great work to the building and has put a lot of money into making sure values remain strong.
