Palladian Condos

2138 Lombard St. Philadelphia, PA 19146

Near Rittenhouse Square, and known as the Palladian, this condo conversion is really unique to the Center City Philadelphia condominium market. Located in the 19146 zip code, this six unit, Rittenhouse Square area development all have garage parking, the top two units here have rooftop outside space with a great view of the skyline! The other four units in this Philly condo association are flats, with rear terraces. These condos at 22nd and Lombard Streets have a beautiful façade, and have high ceilings and great natural light. One of the earliest conversions into condos from an old vacant piece of Philadelphia real estate, the Palladian offer an elevator, a small yet nicely detailed common foyer, and is provides easy access to the University of Pennsylvania, as well as 30th street station.

The first time I walked into 2138 Lombard St. in Philadelphia was back in like 1994- A young developer had purchased the building and was in the process of turning them into condos. A rare item back in those days- a low-rise conversion with parking. I think the building has held up very well over time, and it is rare for a condo to come on the market at 2138 Lombard St. Aka- The Palladian Condos. Each floor is split down the middle- and only two condos per floor- So both condos on each floor are mirror images of each other. There are 6 total units- and the two penthouse units are bi-level with nice roof deck space. The other 4 units are two bed condos and have nice balconies overlooking Tryon Street (Naudain?) Whatever.... All condos at 2138 have indoor garage parking. Sure cool. I think I recall the building being some kind of print factory/warehouse back in like the 1960's (again- ?) Each condo has its own HVAC system and all units except penthouse condos are flats. Only 5 units have sold in this building since 2007 - So good luck finding a vacancy. But if you do...grab it 🙂 I sold one condo in this building, but it was nearly 20 years ago...
