One of the earliest Queen Village condo conversion projects, The School House condos offer a great location in a picturesque residential neighborhood. Very large penthouse units. Of course, this piece of Philadelphia real estate was an old school, and now houses sixteen condominium units in the 19147 zip code area of downtown Philly. Nice new finishes, coupled with original old flooring give these Center City condos a nice warm feel!

"Not all square footage is created equally"...that adage really comes into play at the 246 Fitzwater condo address. I think buyers need to compare apples to apples, and that would be hard to do at the Schoolhouse. Why? Because a few of the first-floor condos are bi-level into the basement, and there would need to be some kind of compensation if you were trying to determine value on a square footage basis, and many of the penthouses have compromised living space on their top floors (a few anyway). The Schoolhouse Condos at 246 Fitzwater St. in the heart of Queen Village was one of the first conversions to happen back in the huge wave of development in the early 2000s. Units here have parking- though best to check the condo docs as I believe the parking may be a leasehold arrangement...not sure about that one. But condo sizes per public records range from 800 sq. ft. up to 2500 sq. ft...AGAIN- Trying to compare a condo at this address based on square footage is going to result in some serious mistakes. I personally LOVE this building and think that the spaces are rare for the area and represent a strong value. Huge windows, original maple flooring, and soaring ceilings are a few of the factors that make 246 Fitzwater a strong option- when available. Only 15 condominiums total in the development, and know that The Schoolhouse is an elevator building. A slow small elevator, but an elevator building nonetheless! No units have outside space, and there is no gym or pool...all of which help to keep fees in check. Most buyers generally respond very well to the scale of each condo, and some of the skyline views from the upper floors are stunning.
