Built in 1981, there are 98 units in this Philadelphia condominium building- some with balconies! Rivers Edge Condos are located on the corner of 23rd and Cherry Streets, just a short walk from all the attractions of Center City Philadelphia on the banks of the Schuylkill River- Including 30th Street station and the University of Pennsylvania. If you were to buy one of these condos in Philadelphia, you would be nearby the high-rise office complexes of Market Street West- the high rise office district! Sitting in the 19103 zip code area, 2301 Cherry (Rivers Edge condos) has an on-site garage and for the exercise enthusiasts, you're steps away from the just completed Schuylkill River Park that has a lovely walking and biking trail that leads to Fairmount Park. Almost all Rivers Edge unit have parking, and there is a wonderful rooftop deck that is common for all condo buyers at 2301. This particular piece of Philadelphia real estate offers great views on some of the higher floors! Rivers Edge condos are considered by many to be a great Philly condo buy!

Rivers Edge Condos at 2301 Cherry St - My Experience and Two Cents

One of my favorite buildings in 19103. Every unit has parking and most have stunning views. With a total of 97 units, the condos at 2301 Cherry St. range in size from 1087 sq ft for a one bedroom to 2420 sq ft for a three bedroom condo. Full time concierge and a stunning common roof deck with unmatched views. Built and first occupied in 1981-1982, Rivers Edge condos are composed of townhouse styled condos (2 and 3 story units) and sitting adjacent you have the high rise portion of the complex in which all units are "half leveled".... meaning I have never seen a unit in the building that didn't have at least a half flight of stairs. Most of the Rivers Edge units have balconies that either afford a city or river view. Front desk staff is friendly... almost always. Condo fees include water/sewer, common areal maintenance and cleaning, elevators, snow removal, trash/recycling removal, on-site maintenance, and 24/7 concierge. Exterior window cleaning is done once per year. Association collects a 2 month capital contribution and $200 move-in fee from all new owners at closing (as of 2018). One dog per unit allowed (under 40 pounds...some breed restrictions). Part-time manager on-site around 8 hours per week. Individual HVAC (some units have more than one zone) with 2-pipe chiller, hallway water-sourced heat pumps and heated plenum in garage. Penthouse units feature greenhouse windows in hallway.


Rivers Edge has recently implemented some serious assessments which has brought about renewed interest and improvements to these condos in 19103. In 2017 the building began updating all major structural and mechanical systems. They installed custom-designed Italian windows, a new Sundeck roof, custom-designed boiler system and restored the stucco facade. They also replaced the Courtyard membrane, pavers, elevator enclosure, lighting and other fixtures. The garage was updated with state-of-the-art lighting, and the ceiling, walls, and road surface were fully restored. All electrical room equipment is also being replaced. Condo buildings are like cars, clothes and airplanes- they need to be constantly upgraded and kept in good condition to retain value...and that is exactly what 2301 is doing- spending the time and money to retain value over the long run. BRAVO! Here is what else is cool- There is no way in hell you are going to find this kind of space, with these views and parking in 19103 at these prices. Come on folks...I believe that value retention and resale ability is going to really show itself at 2301 over the next decade or so.

I have sold approximately a half dozen condos at 2301 Cherry St. and I think the values for these condos in this location with parking simply can not be beat. If there is a condo available here, you should BUY BUY BUY!

"We've been at River's Edge for more than 3 years now and the difference is nothing short of amazing, as far as the condo board goes. We get constant emails and letters letting us know exactly what is going on at all times --- who has been hired or who is leaving, what projects are being done, along with their costs and their design, etc. --- and we always know where our money is going. Everything is transparent and upfront and there are no surprises. We're welcome to go to meetings and are always informed as to when there will be one. We're given proxy sheets if we can't make it to a meeting. No complaints from us on any issues! And management is super-efficient and friendly. Nicole LaGreca, our building's manager from CAMCO, is always available and always answers phone calls and emails promptly. It is a joy to live here. Speaking of River's Edge, we are constantly upgrading and improving life here. The upper garage was closed for about 3 months while they put in all new flooring, ceilings, lighting, and cable work. They're about to start the lower garage soon. They got us free parking at several other lots while the work was being done. They are always working in the hallways, painting or repairing or otherwise keeping up with maintenance, and even though I don't like the design of our exterior planter, they keep it neat and well-maintained all the time. We're a bit uncertain as to what the new construction next door --- the humongous two-tower project that just got underway --- will bring as far as changing the demographics and lifestyle of this neighborhood, but we're sure that our management in this building will not be compromised by it."

(If you look over my entire 1700 pages of my website- I have never made such a strong push for any building...this one is a winner in my book!)
