Located in the Logan Square section of Center City Philadelphia and known simply as 2201, these somewhat modern condos in Philly have a pretty good track record of re-sales, and are popular as most units have parking, and many of these condominiums in Logan Circle have balconies. 40 total condos. One and two bedroom units exist in the building as flats- no bi-level units at 2201. Sitting on the corner of 22nd and Cherry St., the dollar per square foot is competitive, and often appeals to University of Penn condo buyers looking to purchase in the 19103 zip code area. Condos for sale here at 2201 Cherry St. don't seem to sit on the market too long, in general. Good Proximity to 30th Street station. A smart buy for those looking for condos in Philadelphia. Condo fees include master insurance policy, water/sewer, common area maintenance and cleaning, elevator, annual exterior window cleaning, trash/recycling removal, and snow removal. Parking spaces do incur additional condo fees and can only be leased to residents living in the building. Caged storage areas are available. Pet friendly building...one per unit (under 80 pounds). Units have individual HVAC units with rooftop air handlers (PTAC through wall). The association recently recoated the building's façade.

I like to call 2201 Cherry St. the condo building that no one has ever he heard of... And I don't think that is necessarily a bad thing. Built from the ground up in in 1987, the range of condo sizes are from 948 sq ft to 1264 sq ft with a total of 4 different floor plans. 2201 Cherry houses 40 condominiums...and 28 deeded parking spaces. Personally?? I find the building to be a competent, value-driven parcel with very little frills initially built into the condo building. No pool, no gym, no concierge, no rooftop deck- the absence of such certainly allows condo fees to remain in check. I do think someone could buy a unit here at a great price and throw say $50k into the unit and still not be over improving. However, the units are priced in such a way that make them exceedingly attractive in today's market. In 1988 the condo building pretty much just sat alone on 22nd Street with not much activity beside the traffic. Today, 2201 Cherry St. is surrounded by $1M-$2M townhomes. Indeed you are not in bad company. Estimating value retention in the building over the long run is easy and clear. I rate this one very high in those categories.
