I used to live right around the corner from what was a gas station sitting on the southwest corner of Broad and Pine Streets. Adjacent to that gas station was an open parking lot. Carl Dranoff bought both parcels and erected the Symphony House Condominiums around 2006. The lobby is very inviting and on a cold winters day even more so with a fireplace that keeps the area pleasant and toasty. Condos at the Symphony House range in size from 848 sq ft to an enormous penthouse at 4663 sq ft. A total of 163 units in the Association. I believe there are about a dozen floorplans at the Symphony House condominiums. A 31 story high rise sitting on the Avenue of the Arts (Broad Street), the condos range from one-bedroom to five-bedroom condos. A maximum of nine condos per floor and the condos feature floor to ceiling windows. Adjoining is a 400 seat theater and a parking garage. The Symphony House condos had one of the best pre-sale records in town- due in large part to the location, design, and the developer who is well known and respected in Center City Philadelphia. The 8th floor is the amenities floor for the Symphony House and has a great pool, a community room, conference rooms, and a wine storage facility. One of the most thought out, best designed common residence floors in town and seems to get good use for a good reason. Twenty years ago, Broad St. was kinda’ dead at night. Today, the aptly renamed Avenue of the Arts is alive with activity and a place I enjoy visiting.
