The perfect cross between a modern townhouse and condo living in a Society Hill locale. Upper and lower units- each with it’s own distinct advantages. Lower units have very nice gardens, and upper units have soaring living room ceilings. Rental parking at Independence Place, and many units face the quiet off-street courtyard. Built alongside Independence Place condos- Same year, same developer from what I understand. It was common practice some 30-40 years ago to have low rise condos and townhouses accompany the high rise building. I think the St. James Court condos are nothing short of stunning….and they hold up REALLY well over time in terms of resale, design, layout and demand.

These townhouse style condos are “one up/one down”….or stacked atop each other. The lower level units have large garden entrances and are accessed via the courtyard. The upper townhouse style condos have a roof deck off the master bedroom and you enter these from the outside of the complex. I have sold probably 10 of these units over the years-And 2 just recently….and there are 44 total. When I do my “TEN BEST CONDO” list every year, St. James Court falls onto that list more often than not.

Though no one has parking with these condos, there is rental parking in the basement of the neighboring Independence Place condo high rises…so garage parking is just steps away.

What is really groovy is the fact that all the condos here- be it an upper or a lower unit- all have two story living rooms with a den overlooking the living room. The layout is comfy with not too many stairs and all condos have a nice view of the landscaped serene courtyard. Condo fees are moderate and I see the maintenance man outside taking care of the grounds and the trash, etc. every day (my office is right next door and I park where the owners of Saint James Court park).I do think the condos could and should be selling at a higher price- and in early 2013 we are indeed seeing prices creep up to where I think they should be. The location in Society Hill is very nice and the units just seem to offer everything on a lot of condo buyers wish list. Owner occupancy ratio here is very high and I know of no rental restrictions. Pet friendly and just steps away from Washington Square park.

If you are considering a move into town, then you really should see any available units at St. James Court-I thought they were a bargain back in the late 1980’s when they were selling around $150k…and I still think they are a great value today- which is about $550k-$600k.
