With 22 total condos at 1737 Chestnut St., the building represents the quiet, almost boutique segment of the Philadelphia condo market in the 19103 zip code. Just two units per floor from the 3rd floor up through the 12th (with the exception of the 10th floor- which occupies the entire floor), 1737 Chestnut has just two units per floor - one facing north and the other facing south. Prior to the condo conversion in 2000, the building was "B" office space- highest and best use in my opinion is exactly what it is today because of the proximity to Rittenhouse Sq and the demand for housing in the 19103 area (not to mention the growth of residential parcels on Chestnut St.). All units are corner units and are known for having a large number of windows throughout. The building- like others in this condo segment does not offer parking, gym, pool, etc.- the flip side is that condo fees are kept in check. Rarely available as the turnover of these condominiums doesn't happen often. I think the condos at 1737 Chestnut St. offer a strong value in a strong location and most buyers respond positively to the open floor plans and natural light. There are two commercial spaces in the building. No more than 2 pets allowed per unit (under 50 lbs each). The association has the windows cleaned once per year. Any owner using his or her condo as a rental must have a lease signed for a minimum of 6 months. Recent improvements include the Butterfly entry system, elevator modernization, and lobby renovations. The association charges a $200 move in fee and there is no smoking policy (as of May 2018).
