Owning a pied-à-terre in Center City Philadelphia is a smart way to stay connected to the city. But high-rise condo living has its own rulebook — and when you’re not here full time, learning the rules late can cost you.

Condo Insurance

Your building’s insurance does not cover your unit.

The master policy covers only the structure. Your belongings, finishes, and liability require your own HO6 policy — and most Center City buildings require proof of it. When you’re not in Philadelphia every day, a burst pipe without coverage goes from inconvenience to serious financial hit fast.

Move-In Rules

Move-ins at Center City high-rises must be scheduled.

The service elevator must be reserved, hours are restricted, and moves go through the service entrance — not the lobby. Contact your building manager before you book movers. Showing up without a reservation will get you turned away.

Furniture & Deliveries

Large deliveries follow the same rules as move-in day.

Furniture and oversized packages go through the service entrance on a scheduled basis — never the lobby. Confirm your building’s delivery window before finalizing anything with a retailer.

Building Rules

Two trash chute rules every Center City condo owner must know.

All trash must be bagged and tied before going down the chute. Cardboard boxes never go in the chute — break them down and bring them to the recycling area. Buildings enforce this, and cardboard in a trash chute is a genuine fire hazard.
