Why Airbnb Isn’t Allowed
Philadelphia condo boards are clear about one thing: a residential building cannot function like a hotel. Short?term guests create constant turnover, which can strain staff, increase wear on common areas, and disrupt the sense of stability owners expect. For that reason, buildings take these restrictions seriously and enforce them consistently.

Short?Term Rental Rules in Philadelphia Condos
Nearly every condo association in the downtown neighborhoods—Rittenhouse Square, Washington Square West, Old City, Logan Square, and beyond—enforces a minimum lease term of at least one year. Some buildings allow six?month leases, but those are the exception. Anything resembling nightly or weekly rentals is prohibited. Associations put these rules in place to maintain building security, protect long?term residents, and preserve the overall character of the community.
Pet Policies Matter—A Lot
Another factor that can make or break a purchase is the building’s pet policy. Philadelphia has plenty of pet?friendly condos, but each building sets its own rules. Some allow dogs but restrict certain breeds or weight ranges. Others limit the number of pets or require board approval. For buyers with a dog—especially a larger breed—this becomes a major part of the decision?making process. It’s always smart to confirm the building’s rules before falling in love with a unit.
