“410” is on the southern side of Society Hill, where it meets Queen Village. The Moravian is nestled right where Society Hill meets Old City, meaning you get cobblestone charm paired with high-end living. However, they deliver completely different lifestyle experiences. Having shown and sold a number of these condos over the past decade+, I know the nuances that numbers alone won’t show you. Let’s break down the hard facts side by side so you can see which address best fits your day-to-day routine.

The Deep Dive: How the Buildings Live

410 S. Front Street: Sleek, Modern Courtyard Living

Built in 2015, 410 Society Hill is the newer construction of the two. It sits a bit lower to the ground at just four stories, but it spreads across a larger footprint, with 55 total residences.

  • The Vibe: It feels like a high-end urban oasis. The design wraps around a beautifully manicured interior courtyard featuring a quiet reflecting pool. Common hallways are visually strong and appealing.
  • The Finishes: Inside the homes, you will find modern, high-end materials. Think soaring 10-foot ceilings, wide-plank hardwood floors, and kitchens outfitted with custom maple cabinetry, quartz countertops, and Gaggenau appliances.
  • Amenities: For people who prioritize 24/7 building services, this one wins out. It features full-time concierge staff, door-to-door trash pickup, a resident lounge/meeting room, and a shared roof deck offering 360-degree views of the Delaware River and the Center City skyline.

The Moravian: Intimate, Grand-Scale Spaces

Completed in 2005, The Moravian is an incredibly private, mid-rise building holding just 25 total units across its 6 to 7 floors. It has an attractive, classic brick facade that blends right into the historic streetscape adjacent to the old Bookbinders site.

  • The Vibe: Quiet, private, and exclusive. With only 25 units, you aren’t running into many neighbors.
  • The Finishes: Because it was built a decade earlier than 410 Front, individual units vary more based on how previous owners have updated them. However, the footprint here is significantly larger on average. The smallest units kick off at 1,713 square feet, meaning even the baseline floor plans offer massive, grand-scale living environments.
  • Amenities: The Moravian keeps things simpler. It offers a part-time doorman/lobby attendant rather than a round-the-clock service desk. It lacks the expansive common spaces like a shared courtyard or a shared roof deck, but it features essential conveniences like an integrated underground parking garage and in-unit laundry hookups for nearly every residence.

Location and Neighborhood Context

While the properties are only a few blocks apart, their immediate surroundings dictate different daily routines.

  • 410 S. Front Street sits firmly in the quiet residential pocket of Society Hill, right near Headhouse Square. It is highly walkable but feels remarkably peaceful and neighborhood-centric.
  • The Moravian sits right at 2nd and Walnut, placing it on the absolute border of Old City and Society Hill. It is just steps from acclaimed restaurants like Zahav and Positano Coast. It puts you closer to the nightlife, bars, and active energy of Old City, though that also brings a slightly higher level of daytime and evening street noise.

The Verdict

Your decision comes down to what you want to feel when you step out of your car in the evening.

If you prefer full-service amenities, newer 2015 finishes, and a shared courtyard retreat, focus your search on 410 S. Front. Almost all units at 410 S. Front St. are flats- very few, if any, stairs. Most units offer balconies.

If you value sheer square footage, building privacy with fewer neighbors, and a location closer to dining, The Moravian is the better match for your lifestyle. A fair number of units are bi-level, and private outside space is limited

To be fair, it would be hard to go wrong with either of these two mid-rise, luxury condominium buildings in the Society Hill area of Center City, Philadelphia.
