The Philadelphian: A Neighborhood Within a Neighborhood

I’ve watched The Philadelphian evolve from its rental days in the late 1980s into the thriving community it is today. Having sold countless homes here, I can confidently say it's one of the best-managed buildings in the city. The attention to detail in maintaining the property is evident, and the building's commitment to reinvestment is a testament to the owners association's dedication.

What truly sets The Philadelphian apart is its strong sense of community. It’s more than just a place to live; it's a hub of social activity. You'd be hard-pressed to find another building in Center City that offers such a vibrant resident lifestyle.

The convenience factor at 2401 is unparalleled. From the valet parking to the on-site shuttle that whisks residents to the heart of the city, everyday life is simplified. And let’s not forget the incredible array of amenities right at your doorstep. It's like having a small town within a city. I often joke that The Philadelphian could be self-sufficient with its own grocery store, restaurant, bank, pharmacy, and more.

The building's signature bus service is another standout feature. It's been a reliable mode of transportation for residents for decades. Plus, the all-inclusive condo fees, covering utilities, cable, internet, and amenities, make budgeting a breeze.

If you're considering a purchase at The Philadelphian, I encourage you to speak with current residents. They’ll happily share their experiences and enthusiasm for calling this iconic building home.

Whether you're seeking a vibrant community, exceptional amenities, or a prime location, The Philadelphian condominiums at 2401 Pennsylvania Avenue offer it all.

The sense of "community" in the building is rare. I believe that if you're looking for a condo with a built-in social scene, 2401 is tops in Center City. Finding another address that offers so many social activities for its residents would be tough.

There is monthly rental parking in the basement at 2401(valet). The shuttle that takes a loop around the shopping district is very helpful, and the building offers owners a laundry list of activities. I have often joked that the building could blast off into space and be self-supportive as it houses a pharmacy, a restaurant/bar, a grocery store, a bank, a doctor, etc., etc. Oh, and two pools- one indoor and one outdoor.

I first rode the 2401 bus in 1988 when Lionel was the driver. Though the bus and the driver have changed, the signature bus service of The Philadelphian continues to operate and impress. Hands down, the best bus service of any building in Center City. The bus runs Monday - Saturday from early morning until departing for its last loop at 10:00 PM. Check out the bus route here and the bus schedule here!

What condo fees at The Philadelphian cover: electricity, gas, water, sewer, and use of amenities such as the bus service to Center City, the fitness center, both the indoor and outdoor pools, and core cable TV and internet services.

I know MANY people who live in the building who would be happy to chat with a prospective buyer regarding a purchase at 2401 Pennsylvania Ave. Aka- The Philadelphian.

"The Philadelphian is the largest single building in Philadelphia. This condominium includes an on-site grocery store, bar, restaurant, bank, lawyer, pharmacy, and much more!"
