If you’re looking at Northern Liberties real estate in the 19123 zip code, here are four things you absolutely need to know about “WFS” (Waterfront Square):

1. Decoding the Building Letters (R, P, and F)

When you’re browsing listings for Waterfront Square, the unit numbers can look like a secret code. It’s actually quite simple once you know the key. The first letter of the unit tells you exactly which tower you’re in:

  • R = Regatta: The first tower completed.
  • P = Peninsula: Almost a mirror image of the Regatta
  • F = Reef: The final tower (and the one with some hidden technical upgrades).

2. Not All HVAC Systems Are Created Equal

This is a detail most buyers don’t realize until the seasons change. The Reef (F) features a four-pipe HVAC system, which provides greater flexibility for year-round heating and cooling. In contrast, the Regatta (R) and Peninsula (P) towers utilize two-pipe systems. If you’re picky about your climate control, this is a major distinction among the three buildings.

3. The Valet Situation Has Improved (By Disappearing)

In the past, Waterfront Square relied heavily on a valet service that, frankly, wasn’t always the most efficient. Much to our delight as residents, the complex has all but done away with the valet service. This has streamlined the parking process and made coming and going a much smoother experience for everyone.

4. A Bonus for Cyclists

Living in Northern Liberties and the 19123 area means you’re in a very bikeable part of Philly. A hidden perk here is free bicycle storage conveniently located in the parking garage. It’s a small detail that saves a ton of space in your actual condo.
