Located along Philadelphia’s Avenue of the Arts, 1352 Lofts is a contemporary condominium building with just 72 residences. Both the exterior architecture and the interiors are distinctive, particularly compared with more conventional Center City condominium construction.
Residences vary considerably in size and layout, but the building is particularly known for its large-scale rooms, high ceilings and private outdoor space.

Balconies & Special Floor Plans
Outdoor space is one of the defining characteristics of 1352 Lofts. The third-floor residences have especially large covered balconies, while the fifth floor serves as the penthouse level and includes several different floor plans.
The end units are particularly impressive, largely because of their scale and additional exposure.
Parking
There are 88 garage parking spaces on two levels. However, not every residence includes a parking space, so parking should be confirmed individually when considering a unit.
Amenities & Condo Fees
1352 takes a somewhat different approach from many newer Center City condominiums. There is no swimming pool, fitness center or community room. Buyers who don’t need those amenities aren’t paying for them through their monthly condominium fee.
In my experience, condo fees are reasonable compared with many Center City buildings, particularly given the size of many of the residences.

Two Cents
I’ve been showing and selling Center City condos for nearly 40 years, and 1352 Lofts makes much more sense when you actually walk into it. Photos don’t always capture the scale—the high ceilings, glass, exposed concrete and wide-open living areas can be considerably more impressive in person. I think of 1352 as a “soft loft.” You get many characteristics of a converted industrial building—concrete ceilings, exposed ductwork, open spaces and floor-to-ceiling windows—but 1352 was built to look and live like a loft rather than being carved out of an old factory or warehouse. That’s relatively unusual in Center City.
The Corner Units Stand Out
I’ve always found the corner units particularly interesting. Some have floor plans unlike anything else in the building.
The best have exceptionally high ceilings, two-story floor-to-ceiling windows, and large great rooms where the kitchen, dining, and living areas flow together. There is real elbow room and scale.
With these units, architecture tends to win. Buyers may initially think about practical issues, but once they’re standing in a dramatic two-story space, those concerns often become secondary. The show can beat the go. Feelings frequently win over function.
Views and Light
I particularly like the higher-floor north-facing units. In my opinion, some have among the best Center City skyline views in this part of town.
The south side faces quiet Kater Street and tends to be quieter, although the townhouses across the street are fairly close. The north side faces South Street, but this isn’t the louder section farther east. The wider street also gives north-facing units more breathing room.
Most units are bright regardless of exposure because floor-to-ceiling windows are common throughout the building.
Understand the Loft Layouts
I wouldn’t shop 1352 strictly by bedroom count. Room size, volume, and openness are more important here.
Many residences have open loft or interior bedrooms. In some bi-level units, the upstairs primary bedroom opens to the living area below. Some buyers love that; others want more privacy. That’s one reason we don’t see many families with young children here, and many empty nesters prefer more traditional layouts.
The exception can be the larger fifth-floor penthouses, with their wide-open, rambling spaces and tremendous natural light.
Parking and Outdoor Space
Most residences have parking, but not every unit does. The two-level indoor garage is easy to use: enter from the rear and self-park. The spaces I’ve dealt with are assigned and separately deeded, with their own tax bill. Parking owners also pay an additional condo charge toward garage maintenance.
Some spaces provide room for bicycles and similar items. Buyers without parking may be able to rent a space within the building, but I wouldn’t purchase a unit assuming one will always be available.
Some of the third-, fourth- and fifth-floor outdoor spaces are quite generous. Buyers routinely tell me they want outdoor space—even if they don’t eventually use it much—and it remains a desirable resale feature.
What Drives Value at 1352 Lofts?
Interior condition matters. A beautifully renovated unit at 1352 can be rare. But I always separate what buyers can change from what they can’t.
You can renovate a kitchen or bathroom. You can’t create two-story glass, move a unit to a corner, raise the ceiling, or manufacture a skyline view.
Corner location, floor height, north skyline views, parking, outdoor space, and interior condition can all affect desirability and resale.
Storage isn’t abundant, although unconventional layouts can sometimes create opportunities for a substantial walk-in closet or storage area.
One maintenance item I’ve noticed in more than one residence involves the walk-in showers, where I’ve seen failures at the seam where the wall tile meets the shower floor. I wouldn’t call it a building-wide defect, but it’s something I’d note during an inspection.
What You’re Paying For
1352 isn’t an amenity-driven building. It doesn’t have a pool or an elaborate amenity floor. The architecture, individual residences, parking, and location are the amenities.
I give the building high marks for cleanliness and upkeep. Even the individual-floor hallways are unusually tall and wide. A 24-hour doorman provides security and makes package delivery easier.
Each residence has its own HVAC system and hot-water tank. In my experience, condo fees have been in line with comparable buildings. Water and sewer have historically been billed according to individual unit usage rather than included in the base condo fee. Buyers should confirm current fees, utilities, assessments, and association finances from the latest condo documents.
Who Is the Buyer for 1352 Lofts?
1352 tends to appeal to a less traditional Center City buyer: someone more interested in volume, light, glass, concrete, and architectural character than formal rooms and conventional layouts.
The central location provides excellent walkability, including nearby grocery shopping and the Italian Market. In many ways, the neighborhood supplies the amenities the building itself doesn’t.
The closest comparison I generally make is Bella Vista Lofts because of its location, scale, unit sizes and loft character.
My biggest advice? Don’t judge a 1352 unit solely by photographs, bedroom count or square footage. Some of the best residences, particularly the corner units and fifth-floor penthouses, have a scale and presence that only becomes apparent when you walk through the door.
