Two Cents
The Wanamaker House is one of those Rittenhouse buildings that I think can appeal to a surprisingly broad range of buyers. The floor plans, sizes, and price points vary considerably, so two condos in the building can offer very different experiences. What tends to be consistent is the light. The extensive floor-to-ceiling glass is one of the building’s strongest selling points.
Parking deserves particular attention here. Spaces are individually owned rather than simply being a building amenity, and they rarely come onto the market separately. If a condo includes a deeded parking space, I consider that an important part of the property’s overall value.
I also wouldn’t overlook the penthouses or the less common townhouse-style units. Many penthouses have private outdoor space, while the townhouses offer something unusual for a Center City high-rise: a more residential feel with ground-level access.
Historically, well-priced Wanamaker House condos tend not to linger. Between the Rittenhouse Square location, natural light, rooftop pool, and variety of floor plans, it is a building I think buyers should see before deciding exactly what type of Center City condo works best for them.
