A true gated community! Most homes at Pier 3 face either north or south and I find very little difference in value between the two. South-facing units are afforded more direct sunlight and views of the New Jersey waterfront, whereas many north-facing units have lovely views of the Ben Franklin bridge. Many of the smaller one-bedroom units are interior units that look into the courtyard. We'll find many resale units to be beautifully upgraded, and a number of homes for sale will be in original condition, which explains why there's a chasm in sale prices for identical units. All homes here have at least one car (garage) parking and finding a rental spot for a second spot is catch as catch can. Many Pier 3 units have wood-burning fireplaces. There is no gas service to the building, FYI. Built as a working City pier in the 1920s, Pier 3 was converted to 172 units with interior-covered parking in 1984. It was reorganized as a condominium in 1994. Pet-friendly. Individual HVAC units. Huge common deck overlooking the Delaware River is stunning! Top-notch views! Fees include Common Area Maintenance, Exterior Maintenance, Parking, Snow Removal, Swimming, Trash Removal, digital cable. (Two maximum) are limited to 40 pounds mature weight, and units can be rented with a 30-day minimum lease term. Management is on-site. Electric is billed separately by usage. Every home at 3 N. Columbus has a parking garage parking. Exterior windows washed once a year. A total of three elevators exist at Pier 3.
