A true gated community! Most homes at Pier 3 face either north or south and I find very little difference in value between the two. South-facing units are afforded more direct sunlight and views of the New Jersey waterfront, whereas many north-facing units have lovely views of the Ben Franklin bridge. Many of the smaller one-bedroom units are interior units that look into the courtyard. We'll find many resale units to be beautifully upgraded, and a number of homes for sale will be in original condition, which explains why there's a chasm in sale prices for identical units. All homes here have at least one car (garage) parking and finding a rental spot for a second spot is catch as catch can. Many Pier 3 units have wood-burning fireplaces. There is no gas service to the building, FYI. Built as a working City pier in the 1920s, Pier 3 was converted to 172 units with interior-covered parking in 1984.
