WaterFront Square Condos at 901 N. Penn St.- My Two Cents
Originally planned as a 5 high rise condo complex, just 3 units were completed before the owner forked over the properties back to the lender. The first two buildings were done and sold out around 2006 and the only units in those two condo high rises are resales (The Peninsula and Regatta buildings). The 3rd tower- The Reef, is the building in which we live. We really love it there- the values, the parking, the staff, the grounds and the amenities can't be beat. The large two bedroom corner units at the Reef have HUGE terraces. All buildings are pet friendly and there are even two dog parks on the premises. I think most buyers (we have sold 15 +/- condos at WFS (WaterFront Square) and every buyer is happy with their purchase- My future clients should feel free to EMAIL ME if they want to talk to any of my Water Front Square condo owners for a chat.
Here is what happened at the Reef condo building to the best of my knowledge- Developer has like 1/3 of the building sold out. To encourage further sales, he had an auction. At that time, prices/values in the building dropped 20%- which is fairly typical for condos in town when an auction is introduced (prices at auction were about 20% less than prior sales in the blgd).... After the auction, the condos in the Reef have been one of the fastest selling condos in town- and the building is nearing 80% sold mark...and that of course will continue as the prices are just too good to pass up. The note holder (ULICO) is looking to get rid of the condos, and they are priced exceedingly well for the marketplace. Oh, and ULICO maintains the grounds and the Reef building exceedingly well. They know how to spend the dough to keep the place running and looking great :-)
Taxes for the condos in the Reef Building are abated for a TEN year period....and they are somewhat minimal. I think most new condo owners pay around $300 a year or less...for a full ten years. Parking is included with every sale I have done to date and I don't see that changing anytime soon. IF you want one of the really groovy storage spaces on the 4th floor (They are like 8' by 8' and temperature controlled...not basement storage spaces!) then you would have to buy one NOT from the seller, but from the original developer. Long story...but I can help there. Last I checked they were selling for $15,000 - But they are the largest storage areas I have seen in a Center City Philadelphia condo building! Oh and the pool and gym are WITHOUT A DOUBT the best in town. Honest....I am not just blowin' smoke on that claim...see for yourself and try to tell me that a better gym or pool exists in any condo building in town..good luck with that :-)
WE LIVE IN THE REEF BUILDING because I know every condo building in town...and I think the values really cannot be beat ...and the views are fantastic!
