Bella Vista Smackdown: Bella Vista Lofts and 1352 Lofts
When buyers begin searching for loft-style condominiums in Philadelphia’s 19147 zip code, two buildings often end up on the same shortlist: Bella Vista Lofts at 1101 Washington Ave. and 1352 Lofts at 1352 South Street. Both offer something increasingly difficult to find in Center City: true loft-style living in one of Philadelphia’s most walkable neighborhoods. Yet despite their proximity, they appeal to different buyers for different reasons.
Over the years, I’ve found that empty nesters are often surprised by how much the building itself influences their happiness after they move in. Floor plans, natural light, neighborhood feel, parking, and even the building’s personality can have a greater impact than granite countertops or stainless-steel appliances. These two loft communities illustrate that point perfectly.

Loft Living
Many people assume all lofts feel the same. They don’t. One thing I’ve noticed over the years is that buyers who fall in love with authentic loft architecture usually know it within the first few minutes of walking through a unit. Ceiling height, exposed concrete or brick, oversized windows, and open floor plans create a feeling that simply cannot be duplicated in many newer condominium buildings.
The real question isn’t which building has the nicer kitchen. It’s which building that feels more like home when you walk through the front door.
Amenities
Neither building competes with luxury high-rises like the Ritz-Carlton or Ten Rittenhouse, and that’s often exactly why buyers like them.
Rather than paying for pools, concierge service, guest suites, or hotel-style amenities, loft buyers typically prioritize architectural character, lower-density living, and distinctive floor plans.
For many empty nesters, that tradeoff makes perfect sense. They aren’t looking for a resort. They’re looking for a home with personality.
What Buyers Don’t Always Consider
One mistake I see buyers make is focusing almost exclusively on finishes. Paint can be changed in a weekend. Countertops can be replaced.
What can’t be changed is the building’s atmosphere, the amount of natural light, the walk to your favorite coffee shop, or how you feel every time you come home.
Those are the things that tend to determine long-term satisfaction—and ultimately resale appeal.
Pros and Cons

1352 South Street Lofts at 1352 South Street

Considerations

- A smaller building means fewer resale opportunities
My Recommendation
Choose Bella Vista Lofts if you picture yourself walking to the Italian Market on Saturday mornings, enjoying a quieter residential neighborhood, and wanting a character-filled loft that feels tucked into the city rather than surrounded by it.
Choose 1352 South Street Lofts if you enjoy being in the middle of the action, appreciate easy access to restaurants and entertainment, and want an urban lifestyle with everything just outside your front door.
Neither building is objectively better. They simply offer two different interpretations of loft living in one of Philadelphia’s most desirable neighborhoods.
Thinking About Either Building?
If you’re considering Bella Vista Lofts (1101 Washington Ave.) or 1352 South Street Lofts (1352 South St.) in Center City, I’d be happy to share recent sales activity, current inventory, and my perspective on which units have historically generated the strongest buyer demand. Sometimes the best decision isn’t choosing between two buildings, it’s knowing which unit within that building offers the best long-term value.
