Condo lobbies can either greet you with their splendor or disappoint you with their lack of taste. In no particular order, these are my selections for Center City’s ten most impressive condo lobbies, based on architectural design, functionality, first impressions, and the reactions they consistently generate from buyers.

1) Society Hill Towers (200-220 Locust Street): Mint-condition time capsules where mid-century minimalism meets architectural geometry. You could eat off the floors in either of the three towers. In another 65 years, these lobbies will likely look the same. And that’s good.

2) 1900 Rittenhouse (1900 Rittenhouse Square): Pre-War perfection unrivaled in Center City. Ornate hand-molded plaster reliefs adorn the walls and the ceiling in an intimate, oval-shaped lobby. Timeless, indeed.

3) The Warwick (1701 Locust Street): Part hotel, part condo lobby. The vibe is sophisticated and energetic, offering a hip, artsy atmosphere where historic elegance meets modern luxury. A perfect place for people-watching.

4) The Arthaus (301 South Broad Street): The lobby’s volume is on a grand scale. Neo-classic finishes center around the focal point: a beautiful Monet-inspired mosaic. The vibe is luxurious, creative, and quietly sophisticated.

5) Le Grenier (1034 Spruce Street): It’s not the grandeur, it’s the brilliance of making a small lobby in a small boutique building look like a luxury high-rise building. Clean, modern, and bright. All new smallish buildings should take note.

6.) The Rittenhouse Plaza (1901 Walnut Street): The City’s best example of Art Deco styling. Meticulous details in this grand lobby hint at the historic grandeur of the pre-war co-op building sitting on Rittenhouse Square.

7) Locust Point (2429 Locust Street): Where natural light floods a voluminous lobby. Notable architectural details (high ceilings and massive windows) highlight the space’s simple ease. Comfortable and unassuming without trying too hard.

8) 1352 Lofts (1352 South Street): You instantly know what the homes are going to look like as you step into the edgy lobby with exposed ductwork, concrete floors, and a minimalist feel. The vibe isn’t flashy, it’s industrial chic. That is not common in a Center City condominium.

9) Parc Rittenhouse (219 South 18th Street): Where to sit to watch the world go by. Neo-classic vibe with huge windows overlooking Rittenhouse Square. The vibe is tasteful, energetic, and upscale without being too snooty.

10) The Philadelphian (2401 Pennsylvania Ave.): The largest condo building in PA has the largest lobby, as well it should. The scale alone sets this apart from all buildings in town. Clean, efficient, and still pays homage to its minimalistic, mid-century roots, even after a recent refresh.

Most Improved/Honorable Mentions

1) Academy House (1420 Locust Street): A masterclass in how to transform a dated, high-traffic area into a visually pleasing, modern, and efficient atmosphere. While many building renovations result in little more than a superficial facelift, this space delivers the exact opposite: a true transformation. And a good one, at that.

2) 220 (220 West Rittenhouse Square): Once a drab, dated entryway that had the ability to deter buyers. Today, the lobby is a bright, airy, and tastefully minimalistic space that complements its address. It sets a beautifully modern, unadorned tone for a boutique-style residence offering views of Rittenhouse Square.
