
While many Philadelphia condo buildings are perfectly comfortable with owners using a unit as a secondary residence, most co-ops take a very different stance. Co-op boards traditionally prefer buyers who plan to live in the home full-time. Their reasoning is straightforward: they want residents who are deeply invested in the building’s day-to-day life, its long-term upkeep, and its financial health. A pied-à-terre, by definition, doesn’t fit that model, which is why co-ops often decline these applications. They want people who will be present, engaged, and part of the community. A unit that isn’t a primary residence can raise concerns about everything from building culture to maintenance responsibilities. For that reason, buyers looking for a flexible, part-time home in the city usually find condos to be a far better match.
